I have no desire to purchase a 2nd home. I don’t want to go to just one place all the time for my vacations. ……………… Instead I purchase upfront seats on trips to LAX, SAN, MCO, BOS, and HNL.

This is a good point. Before we got our vacation home we took one nice vacation trip a year, almost always to a beach resort. Now we live in our personal beach resort. Maintenance, to include insurance, taxes, and general upkeep is a bigger budget item than our vacation trips ever were. We love our beach home and don t miss the travel trips at all.

Plan to pay cash or have the vacation home paid for in a very few years. Consider staging the purchase. Buy the vacant lot in a desirable location. Build the house you want later when you can afford it with minimal financing.
